Features are upgraded requirements to the apartment unit. For example, a wall is required, but an Air Renew Drywall is not required. All of these features will allow the tenant to have more abilities that would make living there more comfortable. With that said, the tenant will likely wish to remain there. If that is the case, they will do everything correctly and according to the lease. This will include things like paying the rent on time, or using utilities responsibly.
